Edison Crossing Retail Center

Corky Miller, the owner of Ghisallo Sports, came to Holthaus Realty & Development in late 2006 and asked us to find him a location for and build a retail center to house his bicycle and running store, which was located on the southwest corner of Edison Boulevard and Long Road.  Knowing that the Chesterfield Monarch Levee Bicycle Trail was on the drawing board for the Valley, we pointed out a location across the street from his current location, noting that the multi-purpose outdoor recreation trail would be located on the edge of the property, allowing pedestrian access to the center (and his bicycle shop) without having to cross a roadway.  Corky loved it, and Edison Crossing was born.

The property was put under contract in January of 2007, and we immediately approached the City of Chesterfield to inquire about a partnership where a portion of ground would be donated to the City, and in exchange, the City would construct a trailhead parking lot adjacent to the building.  An agreement was struck, and as a result, the City paved the trail from Long Road down to Baxter Road in the Fall of 2008; the trailhead parking lot will be paved in the Summer of 2009.  The City anticipates constructing a pavilion and a public use restroom at some point in the future; there will also be room for picnic tables as well on the site.  It is an great example of a partnership between the City and private enterprise, and will be a win for the City, the owners and tenants of Edison Crossing, and the trail users.

It took almost eight months to have the property rezoned, while simultaneously negotiating the sale of the hard corner to Southwest Bank, who anticipates building a bank branch on the site in 2010.  We closed on the property in April of 2008, and soon thereafter submitted our Site Development Plan to the City.  After a number of tedious revisions, the site plan and architectural plans were finally approved in March of 2009, almost 28 months after the idea was first hatched and the ground put under contract.  We anticipate breaking ground in the Fall of 2009 with a spring of 2010 opening.

Corky Miller will be opening both a Ghisallo Bicycle Store and also a Ghisallo Running Store at Edison Crossing.  We are actively working with a number of lifestyle oriented retailers to create a synergy of users in the building.  There is approval for a drive-through at the Center, and we anticipate having a coffee/sandwich type shop that will serve the trail users as well.
